Heating systems

Central heating problems are rarely the boiler’s fault

When a room will not warm up or the shower runs lukewarm, the boiler usually gets the blame. More often the cause is further along: a radiator half full of sludge, a system that was never balanced, a zone valve stuck halfway, or pipework too small for what has been added to it over the years. We find out which before recommending anything.

Winslow has plenty of houses where the heating has grown in stages. A Victorian terrace gets a rear extension with two more radiators on the end of the old circuit. A 1970s house still runs on narrow microbore pipe that has slowly silted up. A family home gains a loft room and a second bathroom, and the old cylinder cannot keep up. Each needs a different fix, and none of them is a new boiler by default.

We repair and upgrade complete systems, and we fit and service unvented hot water cylinders for homes that need strong hot water at several outlets at once. General plumbing is part of the service too. If the heat source itself needs replacing, see boiler installation in Winslow.

Central heating work we carry out

We will not sell you a powerflush you do not need. On a clean, newer system it achieves nothing. On an older one with cold patches at the bottom of the radiators and black water at the bleed valve, it restores circulation and protects the boiler. We test the system water and look at the radiators before recommending one.

Controls are the cheapest upgrade most systems can have. Thermostatic valves in the bedrooms, a room thermostat in the right place and a boiler turned down to a sensible flow temperature often make a house more comfortable and cheaper to run.

Symptoms

Signs your heating system needs attention

Most heating faults announce themselves. Here is what the common ones usually mean.

Radiators cold at the bottom

Sludge has settled in the panel. A flush clears it, and a magnetic filter stops it building up again.

Radiators cold at the top

Air or gas is trapped. If bleeding only helps for a few weeks, corrosion inside the system is producing hydrogen.

Some rooms never get warm

The system is out of balance, so the radiators nearest the boiler take the heat. Balancing or a pipework change puts it right.

Banging or kettling

Scale or sludge in the boiler’s heat exchanger, or pipes expanding against joists. Each has a different cure.

Hot water runs out or runs weak

The cylinder is undersized or the pressure is poor. An unvented cylinder gives mains-pressure hot water at every tap.

Radiators heat up in summer

If the radiators warm when only hot water is called for, a motorised valve has stuck or its actuator has failed.

Under the floorboards

Sludge, balancing and why they matter

The black sludge in a heating system is magnetite, iron oxide from the inside of steel radiators. It forms wherever water, steel and a little oxygen meet, and it settles where the flow is slowest. Inhibitor slows the reaction and a magnetic filter catches what is already circulating. A powerflush uses a high-flow pump and cleaning chemicals to shift the settled deposits, one radiator at a time.

Balancing is the step most installations skip. Water takes the easiest route, so without adjustment the first radiators on the circuit run hot while the last barely warm. We set the lockshield valve on each radiator so the temperature drop across every one is similar. It costs nothing in parts and it is often the whole answer to a cold room.

Unvented cylinders store hot water at mains pressure, so they need no tank in the loft and give a strong flow upstairs and down. They also store energy, which is why they carry a set of safety devices: an expansion vessel, a pressure reducing valve and temperature and pressure relief valves with a discharge pipe. Installation is notifiable under Building Regulations and the cylinder should be serviced every year.

How it works

How a heating job runs

Describe the problem

Which rooms, which radiators, how long it has been happening and how old the system is.

Survey the system

We check the boiler, pump, valves, radiators and system water to find the actual cause.

Options and fixed price

You get the sensible fix and, where it makes sense, a cheaper or more thorough alternative.

Work, refill and balance

System refilled with inhibitor, vented, balanced and run up to temperature before we leave.

What affects the cost of central heating work

Heating jobs range from a single valve to a full repipe, so the quote follows a look at the system.

You get a fixed price in writing before any work starts, with parts and labour set out separately.

What moves the price

  • Number and size of radiators being added, moved or replaced
  • Size of the system for a powerflush, and how badly it is sludged
  • Pipework: surface runs, under floors, or microbore that needs renewing
  • Cylinder size and where it is going
  • Controls chosen, from basic to multi-zone smart heating
  • How easy it is to drain the system and get at the pipework

FAQs

Central heating questions

Why is one radiator cold when the rest are hot?

Start with the simple checks: is the thermostatic valve open, and does the radiator need bleeding? If the valve pin is stuck, or the radiator is hot at the top and cold at the bottom, it needs a repair or a flush. If it is the furthest radiator from the boiler, the system probably needs balancing.

How long does a powerflush take?

Most houses take the best part of a day, because each radiator is flushed in turn until the water runs clear. Larger or badly sludged systems can run into a second day.

Is an unvented cylinder right for my home?

It suits houses with two or more bathrooms, as long as the incoming main can supply enough flow and pressure, which we measure first. You need space for the cylinder and a route for the discharge pipe. For a one-bathroom house a combi boiler is usually simpler.

Can you add a radiator to my existing system?

Usually, yes. We check the boiler has the capacity and the pipework can carry the extra flow, then connect into the nearest suitable flow and return. Extensions and loft rooms sometimes need their own circuit instead.

Do I need new radiators with a new boiler?

Not automatically. Sound radiators can be flushed and kept. It is worth replacing ones that are corroded, leaking or too small for the room, especially if the new boiler will run at a lower flow temperature, where a larger radiator gives the same heat.

Do you do general plumbing in Winslow as well?

Yes. Leaks, taps, toilets, outside taps and bathroom work are part of what we do, alongside heating.
